How easy is it to find a reputable management company and what's the going rate for that?

Patel,The property company has a horrible reputation and awful reviews.

it would be great to compile a list of reputable and reasonable contractors for this kind of work.  

I'm finding that linear markets like Kansas City have scant inventory on B props, Chicago's increasing tax problems are a mounting concern considering years of mismanagement of that city, Jacksonville turnkey I don't get warm fuzzies esp. some of the more reputable turnkey firms there, Ohio markets I'm also not seeing compelling economic evidence that won't be dislodged by a market pullback, Texas, Ariz, Seattle, Atlanta--all these markets are narrow unless you're an insider, and even though I'm relatively long-term (15-20 years), to invest at what seems like the top of an asset class seems imprudent given a 10-15% correction. 

They have a good reputation within the investor community there. 

(without knowing the exiting color of this rug) why not just have the rug well cleaned by a reputable and known rug-cleaning company?  

Once you have a successful reputation the money will follow.Unlike the snake oil salesmen try to sell you there is no easy way in.

The banks will not even consider taking your offer without a pre-qualification letter from a reputable lender.

They should offer you that option from the start if they are reputable.

I'd like to see reputable sources in parallel with my one-offs random internet searches.Regards,Aksel
