I think they are doing this so they are not in lease violation by having another adult staying there.

Hey @Michael Ghim, as far as financial account structure goes, think about what will work best for you in your day-to-day operations.

However, comps are heavily amenitized -- something I think I would stay away from in the name of affordability. 

Generally, I think this setup would be to have a Wyoming LLC INSTEAD of a WA, not both.

I think it will depend a little on local markets.

We’re in PCB and have considered offering one but I think your specific location should be considered.

My strategy is long term appreciation with breakeven cashflow (for now), so the question is what do you guys think is a better investment long term? 

I think vetting the bank statements, references (true references of other owners), and seeing their other projects will be a major first step.

I know a lot of people interpreting "upstate NY" think of areas north of NYC....
