Leasing property to Rental Arbitrage Company; How to Vet

Hello, I have my property listed for long term rental in Joshua Tree, CA. It's currently an STR, but I'm tired of dealing with it and just want to convert to a long term rental. I've been hit up by a couple of companies to do rental arbitrage so that they can do STR themselves - but I'm not sure how to properly vet them out and make sure they're legitimate. One company is called the BNB Model and the other is called Golden Sky Housing. They're both willing to give me what I'm asking for, sign a lease agreement asap, and move it forward as quickly as I'd like. It sounds too good to be true and I'm worried about getting into bed with crooks. For all I know they are absolutely legit, I'm just not sure the best way to ensure I'm not screwing myself over for the next 12 months etc. Any help is greatly appreciated.
