You should always do a judgment and criminal background search before hiring any contractor; as a landlord I always do those checks on tenants to confirm they aren't shady - so the same applies to contractors.

As a twenty-something myself, its relatively offensive that your main concern would be that they are inconsiderate party animals ... unless they specifically gave off that vibe after meeting them.

If the tenants are not violating criminal laws, then most often there is nothing you can do besides buying them out.

Kyle,This is no offense to most real estate agents (especially those not on this site) but they have no clue about RE investing for about 99% of the RE agent population. 

Filing a criminal theft complaint is free.

Even better, you can use it as a chance to re-screen the tenants for criminal background, assuming the prior landlord didn't.
