Getting rid of inhereted tenants?
Hey community,
I dive straight into the problem:
The property I could buy is completly overoccupied.
There are 4 flats (in Germany we call them flats) with 2 rooms 1 bath each.
In two of the flats there are families of three and in one flat there is a family of four! In a 2 Room Appartment!
I know we do not have the same laws when it comes to getting rid of tenants and here in Germany the law is even more in favor of renters but is there anything else I can do o get rid of these tenants? I mean it can´t be really pleasant for them to live like that.
Would it be an option to show them another and bigger place to live?
Are there any other ways outside of law/eviction?

Just as some background for everyone, in Germany a 2 room flat (apartment) means that it has only 2 rooms, not 2 bedrooms. In addition, laws in Germany are much more tenant friendly than North America. Perhaps give each apartment area in qm or square feet.
It doesn't sound like the current tenants will have any incentive to move. You might have to evict them for causing excessive damage or perhaps misrepresenting income on a tenant questionnaire? http://www.meineimmobilie.de/vermieten-verwalten/m... You might be waiting a long time otherwise.
If you prefer a more positive approach you can try to find them another flat they may prefer, however this requires more time and may not be successful. There are a number of ways to approach the problem. It is best to find a solution that works for both sides.
Finally, you may try to redevelop the property into 2 4-room apartments. This would get rid of 2 families and result in higher rents, which would probably get rid of the other 2 families.
I have some questions. Would you still want to keep the tenants there if they were being charged market rent? Are you worried about their ability to pay? Are they causing disturbances to other tenants? Are they damaging the property? If your objection is to how how they are living, you can't legislate this.
