2 single, young professional male roommate tenants...party concerns.
Hi BP community!
We have a SFH currently up for rent. We have two twenty-something, young professional, male roommates who are very interested in renting our property. If they meet all of our financial criteria, have a clean back round check, and good work/rent history...is there anything we can put in the lease about not having parties on the property? We are concerned with them being two young guys that they will turn our house into a party/animal house creating a lot of noise and damaging our property. We would ideally like to rent it to another family, but we may not have a family that qualifies that is interested.

Why not set them straight from the beginning? NO Noise Complaints! No tolerance the police will be called. If the police show up, you're in violation of the peaceable use of the property and you will be evicted. That means you'll have to go to court, it also means that, as young professionals, there could be consequences in your profession from such actions. Have fun, enjoy the home, but respect the neighbors and keep it down.
Next rule......
You need to explain things to the kids, why and what is expected and the consequences, they are just learning to be tenants and good citizens, so give them a break and educate them.
As to damages, I rented to college kids, in 12 years only had one unit that had damaged carpet and daddy replaced it. You have to teach them, mom and dad aren't there anymore. Good luck :)
