I would advise people to use the Dave Ramsey method to get themselves in a good enough position to where they have no debt and then have enough money to put down at least 20% on a nice cashflowing property, and then rinse and repeat.

Double check and laws in your state, but I am pretty sure the fact that it was professionally cleaned is probably good enough... also... if there were major health concerns Fannie Mae would have had to remediate it before they were even able to sell (ever see those really ugly rudimentary porches that you can tell were slapped on???
