Oral move-out notice, but can't get it in writing

Tenants in one of my units plan to move out on July 31, 2016. They called me in mid-June and told me there were going to move out, and I told them they needed to send me a written notice. Well, it's July 11, and still no notice. I've been in contact with them on more than one occasion since they called back in June and they've affirmed that they are moving, and even said they were sorry and they'd get the letter to me ASAP, but still no notice.

When they initially called me back in June, I went ahead and started advertising the unit and have already gotten another lease signed for August 15. I am starting to sweat it that they might attempt to overstay past July 31. I told them today that they have until July 15 to send the notice or forfeit their deposit. I think if there is no notice in my PO box on July 15, I will drop a 30-day notice for them to vacate as of August 14.

What would you do in this situation?
