It currently doesn't have a sign that is visible to the majority of traffic (Application in process), Lighting is inadequate (Need to add and have it be as energy efficient as possible), Also the majority of the bays could use a fresh coat of paint and scrubbing. 

Hired a septic pumper truck to empty the tub and toilet for $125, and hired a local crackhead, er, handyman to scrub the bathroom and tub spotless for another hundred.

In the past, I've scrubbed it off with mild success, treated it with bleach, pressure washed it.

Once they have scrubbed through the data and given you the phone numbers/contact information, you can then call them.

Given the amount of work that needs to be done you'd need to get in the house for about half what they have it listed at.Part of being an investor is time management, quickly scrubbing off dead ends to proactively focus on the good things.

You would practically have to get it down to the studs to scrub away that "old house" feeling.
