One suggestion to consider as I mainly do BRRRRs as well- find a local bank or credit union in the area you plan to buy that offers construction loans.

Those are my thoughts and the things you have to tighten up if you actually want to offer this as a service.

Domes are probably the cheapest to get up and offer good cash flow.
