If one of the properties is inferior to the other, then perhaps it starts to make sense to cross them, but they seem to be similar and your not really over extending credit at 50% LTV.I think you are hung up on title fees and recording fees, which yes they can be expensive but in the scheme of things should not really be blowing the deal.

If the asset quality is new and tenant quality is high you should have less issues but even with newly built projects some builders built an inferior product.

I am glad to hear that you have had success with us already to date, so we must be doing something right.I would have to disagree with the categorization of the East side of Cleveland, in no way is it inferior to West Side of town, also keep in mind we are talking about locations in the same county.

Here, that is similar to an hoa foreclosure auction occurring, then later followed by a mtg foreclosure auction.....neither sale gets “set aside”, the first buyer of an inferior lien simply gets wiped out.The particular situation, timelines, proper naming and serving of lien holders, etc. would all have to be looked at.
