Delaying a foreclosure in texas

First off. I am not interested in doing anything illegal. I have an owner scheduled to be foreclosed jan 5, 2016. They just contacted me today dec 27th. I'm working on the details but the payoff is about 75% arv.  I assume we could delay the foreclosure with a signed contract for a CASH purchase relatively easily. Im not wholesaling, i am a cash buyer. BUT, i would rather take this one subject to. The problem is the timeline to close a subject to transaction. I doubt i can get title work done before january 5th.

Any ideas? Could she deed me the property. Then i could get the loan current asap?  She owes $8000 to get current. I dont want to get it current without taking title.  Any ideas? This is in houston, conroe/willis area.
