Therefore, I tend to make much more conservative decisions with saved money than I do with borrowed money.Also,  an inflationary environment is favorable to a debt based economy.   

Mind you, this was 2019-2021 so definitely a different environment for investing but the area is wonderful.

It is a challenging environment right now across of sector of real estate.

This is more difficult to secure in this high rate environment but so is a cash out refinance.  

Side note, you can also use the interest-only option to squeeze as much cash flow as possible with higher rates and expenses in this environment.
