Hi @Andrew Gheen, I’ve flipped about five homes in Indy and am now lending to beginner and experienced flippers in the area.

I’ve done five 401k loans which I use the rental cash flow to pay back.

In five years I purchased 33 rentals and 135 storage units, thanks to the education I gained for free on BiggerPockets.

You will have earned $90,000 in rent income and gained $34,000 in appreciation after five years.or...Buy four houses with $50,000 down on each.

Put that in a high-yield savings account, and in a year or two, buy again, rent the previous home and repeat the house-hacking in your new place.After five years or so, you have maybe three places.

The past five years here in Oregon I've focused almost exclusively on investor related acquisitions and sales of vacation rentals, multi family complexes and commercial real estate. 

The primary goal is to identify all property-related costs that can be depreciated over five, seven and 15 years.

They could be here legally (visa, whatever) and waiting for their green card.

I bet you did not have that one in your bingo card...

I accumulated about 50k in bills/expenses on cards during that time  and another 50k doing renovation on both rental property and my primary residence.
