@Keith Rivera, I have an uncle who has been rehabbing on the southeast side of the city for about 5 years and he rents only to section 8 tenants and he raves about it.

Judi,I don't know anything about tax liens in Illinois, but I am researching on my own for Sarpy county in Nebraska.

SE on the south/east side of Anacostia river will offer some cash flow.Although back to one of your original questions....keep in mind with only 15% equity you will not be able to do a cash out refinance.

I've also done a handful of rehabs and am currently hoping to finish my last one with a partner of mine in Nebraska.  

I will focus on Southeast US.

I didn't really know what was going on but houses here in southeast Michigan were on sale for a dollar!

I'm primarily looking on the southeast  and west sides of Chicago but am open to other areas if the right property comes along.

For instance, if I was able to wrap up a property in the Southeast part of Dallas, I'm not interested in a buy & hold there, and that area isn't a great flip space.
