I was familiar with the H-Hacking that BP uses for reference but also my term H-hacking can be used for taking full advantage of the lending side for first time buyers and how that can later translate to a rental and it's multiple uses. 

I didn't ever mean to be in real estate, cars were my true love I thought but simply being that far ahead of the curve with some income stability allowed me to bounce jobs and learn skills that have translated very well.
