Did it require a lot of training and education to learn to do so, or are there a few key things you look for that enable you to gauge a company?

It could cause downward pressure if they struggle to fill it up or could create demand if they fill up fast. 

The other advantage I see of lower debt / LTV is that in a downswing I think we're more likely to be in a better position to buy AND to withstand the pressures present.I've read others here see it the exact opposite way, and I honestly don't have the experience to really 'know' - meaning, I've heard the opinion that a bank is more likely to call a commercial note in a downswing with 50% LTV because they have more to gain (equity) in taking control of that house with higher equity, vs. the 95% LTV house where the bank has more to loose by taking control of the asset.

When it worked out fine the other party was financially secure and there was no pressure on getting the house sold.

- Maintenance service record on the well pump, gauges, etc... and have any components been replaced and when?

Is this a pressure tactic?

About 6 months ago our water heater worked very well and had regular water pressure. 

Cost of living + climate virtually assures a steady stream of retirees, which will continue to put pressure on housing where I live.

Pressure!!!!

It eliminates any pressure off and allows them to make a decision instead of being forced into one.
