Purchase multi family near upcoming class A apartment complex

Hello,

I’m looking to buy a multi- family property near a class A 220 unit apartment complex. There will also be shops built In. Specifically speaking to the appreciation and monthly rental rate piece. Has anyone had experience with this? I would like to know if this would push up rental prices in the area and appreciate the surrounding homes?
