I'm not that shook about security deposits,, yes I get them, but if it's a current tenant and the only thing lacking is the deposit,, you'll know in a heart beat if they will be a issue... even with a deposit things go south, I guess the deposit is a nice cush but I've learned easy come easy go and I'd rather keep a good tenant than bust them over a deposit and have them irritated and leave.Personally I'd risk it.. and if things looked bad in the unit, I'd non-renew, or if they are jerks I non-renew..

If you have already learned your state codes congratulations you are in the 1% group of knowledgeable new investors.If you have not learned the codes governing you business get a copy, read it over study till you know it by heart, keep it with you at all times for reference and learn from experienced landlords how the codes are applied.
