These people aren't zombies that are sobing and crying or have a disorder that will make them sell the house for less.

The guru's teach their students to put ridiculous offers on properties, whether from MLS, auctions, etc with no intention of actually closing themselves.   

no worries @Greg Despres i only cried a little :-) I'm usually at work by 7am down in Sugar Land. the evenings or weekends would be better for me. if we can work something out that would be great!

You might consider Niche or Specialized Housing like student housing.

I have always found property investment interesting, and would love to learn more. And start a business on the side.
