Do the tenants pay electricity/gas? 

Now, I need to know the exact usable space, wetland delineation, water & sewer hookup cost, mitigation banking, cleaning up the trees, construction cost as exact as possible.

House is assessed at $210k, but, reality is The house needs some tlc - flooded basement, hoarder house, no structural issues, some mold from basement flooding, electrical issues.  

They'll run the serials (if they have serials) and check if the firearms have ever been used in a crime.If they're clean and clear, I disagree on disposing of them. 

I provided a gift basket which contained the following: (call me crazy) Laundry Basket (new to hold the items and because no washer/dryer in unit but onsite)Small Tide Pods package (to get that starter load going)Cascade Platinum package for dishwasher (probably a years supply cost like $10 at Target)Swiffer new for laminate floors to keep clean ($20?)

You may want to do all the electrical as well with new panel and it may be time for plumbing as well. 

I'm thinking something like electric not done properly and starts a fire, insurance won't pay??

The rent needs to justify being able to maintain a clean functional rental though so do that analysis as well. 

We agreed on a price, I have a one page purchase contract, I contacted the title company and started the clean title process.

Large flat walls are cheaper than small areas with lots of cuts & corners.It will take a small crew about 7-10 days to hang drywall, tape and mud, then let it dry a day or two, then sand, mud again, dry again and sand again, finish and clean up.
