Real Estate in a small town

Hows it going everyone? I just want to say that I've read a couple of other discussions and you guys are very helpful and I'm just grateful to be a part of this community and looking forward to hearing from some of you.  With that being said I'm just staring off in real estate and based off the research I've done I feel like wholesaleing will be the best option for me for now until I make enough to fix and flip and fix and rent.  I'm from a very small town that only has 1 stop light.  I work for the post office delivering mail so today I decided to look for potential houses and I came across tons.  The only thing is that most of the properties are pretty run down, which i know could be a good thing, but so are a lot of the places that people are actually living in.  My question is am I sitting on a wholesale gold mine or should I drive out of town and look for something in a bigger town? I figure it's either one of the other.  Thanks in advance.
