I do have major components to consider: a new elevator, sprinkler system, roofing, windows, ADA ramps, etc and some of the buildings will require a minimum Phase 1 study and likely a Phase 2 in most circumstances.

And you could put a sliding barn door on the laundry room so it wouldn't need space for a hinged door to swing open.

Any software that gets old as our computers become more advanced are in jeopardy of not working with a new windows format.  

It had already had full electric throughout and the basement is only about 4 feet below grade so the space we made into the bedroom had 3 full size windows to satisfy the egress requirements. 

Make sure it is fully functional; VERY clean, including windows and screens; and a fresh coat of interior paint if it is at all tired or multi-colored or just "lumpy".

Square footage is one factor, but also consider things like: does one room have more windows, higher quality flooring, better paint, a larger closet, a better location within the house, etc.?
