It is not a community property state, so you can set up an LLC with yourself as the sole member, but need to make sure in a will, the property clearly passes to your children should something happen to you.  

So one of the properties I own gets it water from a community well.

Hello, thanks for letting me know, I took a free course and I learnt a lot and started calling and trying to close a deal, but I still felt like I need more guidance and a more structured program or a community that can help me.

My wife and I are new to the real estate investing community and would love to make new connections with other investors to learn and grow.
