I view it as a "no eating in the library" rule.  

The exchange rules say that in order to defer 100% of capital gains taxes and depreciation recapture, you must spend all the equity received and buy property of equal or greater value.  

Hope this type of post isn't against any rules, but nothing is being sold so I figure it's okay.

I found what appears to be a fantastic fix n flip opportunity that, at least at first sight, outperforms the 70% rule.

You should still do credit and eviction check.The 3 X rule is for the average person with car payments, credit cards, etc.
