Investor Friendly Escrow Agent and Titele Co

Can anyone recommend an investor friendly Title company and Escrow Company that does not require "Full Disclosure" during double closings? As a wholesaler we often want to buy a property and immediately sell it to a second buyer (on the same day, using same escrow agent). Many Title companies and Escrow companies are starting to request that the first seller and second buyer get "full disclosure" of there being a second sell. This often causes problems for the wholesaler. Does anyone use a Title company or Escrow company that doesn't require full disclosure?
