Under my nose, and I admit I wasn't paying enough attention, a 15+ year trend quickly reversed: from buying a nice rowhouse after getting your first decent government job, which ostensively never relocates and always requires you to be in the office, to, screw that lets move a few minutes out of the city, get a much larger home with some land because I’ll just commute, and likely only have to do that 3 days a week.

Recently relocated to Connecticut and would love to get in touch with fellow investors in the area. 

Many people who get those high x numbers are by either relationships with insurance relocators or corporate connections.

I feel like I didn't do enough research, but my project ended for my company in Tampa and my daughters were in Orlando, so I decided to relocate and try to make it work closer to them.

@Ruben Beraza As a California expat who relocated to TX myself, I would urge you to get cracking with FHA as your first step. 

I always thought if a Realtor could do a package deal - sell the SD house, work with an OOS Realtor to buy the house in the new state, incorporate the misc factors like moving and relocation data, you could make a killing....

Additionally, I am not house-hacking since I will be relocating after graduation, but would want to keep my investment property in the area near my university. 

It takes some time for the cash flow to build to anything significant and you'll need more doors in these lower cost markets.I was actually living in Walnut Creek until 2017 when we relocated to Detroit Metro.
