But I don’t think you made your thinking visible to OP that buying in personal name to begin with is the basis for your comment.

Find someone who is doing what you want to do at a higher level than you and make them a part of your life. 

Very well qualified borrowers can often obtain favorable terms from their existing banking relationship and sometimes even borrow against non-real estate related capital assets such as money market, life insurance or investment accounts.

I was thinking of purchasing small multifam 2-4 units with DSCR and using personal loans to cover the 20-25% DP.

We could also go with a private money lender on the $190K - just need to find the person!

But I've also had something going on in my personal life that have brought me down a couple of days after Christmas... and That's also when I basically made a decision of cutting down my usual social events and fully focus on RE for now.
