Yes there are HOA fees but they also come with pros to having them as well like the community over will look better etc. it's not a  definite that, that's what I want to get its just what I was looking at and they caught my eye.

However, I appreciate your critical eye as it helps me truly think "creatively".I'd like to be able to give the partner a good deal, even if it's unfair for me.

This is the kicker - if you're 8-5 working 40 hours a week this is going to be hard, if not impossible, to accomplish...much less in the eyes of the IRS.
