Also, between 183 and 1 (Mopac) in North Austin seems solid because there are a lot of tech companies along the Parmer corridor and there is The Domain (upscale shopping mall, like Santana Row) in that region as well.Sub-$200K is tough, but mid-$200K is doable, as are some older low-$200K homes.

It ended up being located near the Beacon Hill Light Rail station in Seattle and saw an immediate 10% jump in appreciation when the station was announced, and within a month of the station opening, another 25% bump.Over all, as the Light Rail continues to expand, it will help transform Everett-Seattle-Tacoma into a single "super-metro" region, and any property located near a station will be an incredibly valuable asset.

@George Gammon - That's an interesting perspective...but this is not Ecuador.I acknowledge that purchasing power obviously impacts demand, but I think you're underestimating the relationship between population and available housing stock as a factor.Purchasing power is not the problem in my market, inventory is.There are obviously regional differences, but what I'm seeing on an almost daily basis is a serious inventory shortage for retail home buyers who have plenty of purchasing power, are pre-approved for a reasonable loan product, and cannot find a house without being in a multiple offer situation.
