I actually just received my broker license yesterday.Unfortunately I won't be able to attend the Newton meet-up on September 11th because of the holiday, but I look forward to connecting in the future.

Local meet-ups, FB, BP, LinkedIn are all great places to meet with agents/brokers who are successfully already on the same path you're looking to take.That being said, I spent over 6 months working out of a small brokerage, learned a bit but figured I needed a change.I went to a BP meet-up and got introduced to another agent in my market with very similar goals (learn, earn and invest) and soon afterwards I made the switch.

I am looking for traditional 15 and 30-year mortgages.Will I need cosigners for properties if they cash flow 1%+ a month after all expenses and a 25% down payment Also, any references for mortgage brokers or bankers that actually write up these loans in the Indianapolis area would be appreciated.

@Gina Williams Talk to as many mortgage brokers as possible to see if you can get a preapproval letter to submit an offer.
