How to do you first property? 

Sorry for the lag, but I found an agent that was able to help.

I'm trying to avoid having to use a PM for cashflow purposes yet the only LAIC I can find will only do it if the property has a PM. 

For example, bank accounts we control and specific investor capital accounts are all tracked in this same software.For our investor reports, each month we download spreadsheets, write a narrative for the month's performance and then export it all to a PDF.

I would recommend to read a few books.

@Derek Heinz you might be better off finding a major fixer-upper, getting a hard money loan (HML) to acquire it. 

You have to adjust your expectations to match current reality, which includes higher mortgage rates, higher prices, more expensive taxes and insurance, more competition, etc.

One way to learn is to become an assistant to a Real Estate Agent who works with Investors and House Hackers.
