Good afternoon,I was not sure where to post this question so my apologies if this is in the wrong place.I am looking at some opportunities to buy an existing duplex or sfr in an RM area with the intention to build an additional duplex.What I am most concerned about is the ARV value appraising for lower than what it cost us to build.

@Cameron Moore sorry for the dumb question but how does roof age affect the premium - newer roof implies higher premium (because replacement cost is now higher) or a lower premium (because it may not get damaged easily with for eg hails).I apologize for not elaborating!

Seems pointless to mention anything to neighbors. no need to preemptively “apologize” or seek their approval when what they think won’t change your outcome and you won’t change their opinion on STR.
