Just like I have to hire engineers to do my engineering work  when I build a subdivision... you have to pay for those disciplines you cant do yourself.. its pretty vanilla stuff really and should not be more than 1 to 1,200 buck arros for everything. and since your giving him a sweet heart deal not sure were the heartburn is..

These are agents that have enough volume that if your price isn't at least within discussing-distance, they won't take the listing because it'll screw their stats and they don't need the headache.

There's more volume in the city for a wholesaler and no shortage of buyers who will take those deals, however if you can find deals in the areas you mentioned, they will go quick.

Once you've built up a reasonably strong relationship with your title company, they do tend to help you hit hard deadlines in a pinch, bumping you to the font of the line because of the volume of business you're running through them.But even with that, 3 day close is pretty rough.

For us, the turnkey business is more about volume then minimum profits; we will enter into deals that we know have very slim profit margins b/c we have more buyers then houses and our goal is to build the management company with a good portfolio of houses as that is a very sustainable business with other business opportunities that can spin off that.
