Have him take a construction loan which would be similar and will have flexible terms.

Here's some information on a plot of land I am looking at:The plot of land is $70,000, in a beach town (not a popular destination, but also not in a completely run down neighborhood)Has already been zoned/approved for 750 unitsBased on demographics I put rent at $1200 per month per apartment I calculated a construction like this will be around $7 million.Basically, I ran the numbers myself, but I know they are not spot on, and I am simply asking for advice from somebody more experienced in this field to help me out by pointing out things unique to these types of projects.

I’m doing the light weight work and restoration details, structural issues and the roof are being handled through a contractor out of the construction loan.  

I'm currently a project manager in the construction business but I don't want to do this for the next 30 years.

In many cities, I am seeing significant quantity of unit construction starting too take place and housing prices rising extensively.

Residential loans generally offer more favorable terms than commercial, that's why don't usually hear about commercial loans on 1-4 units outside of special circumstances.Consider looking into FHA 203k loans, or obtaining hard/private money for the construction then refinancing back into a traditional 30 year resi loan after stabilization.

We have not started construction due to permit delays, although our architect says we are close. 

I'm looking for information on who owns what in a given area, and I am having trouble as the site seems poorly constructed and difficult to use.
