I do not know anything about this property or location so I will not pretend to be an expert here so these are just wild ideas for empty land maybe in that zone category - leases for billboard, restaurant pop-up (temporary), fruit stand, farmers market (seasonal), RV / boat storage, manufactured home park, pay parking lot for bus.

At the weekend session much of the "instruction" provided was high level and without details.  

These kinds of instructions can be added in the trust document when your dad creates it.

The tenants are as followed: a small manufacturing company that has been there for 2 year and the building was built in 1931.

Now if there was manufacturing going on..then testing for ingredients will get difficult.
