@Trish Murphy rentals aren't my arena, but I was under the impression that there were limitations on how much rent you could accept upfront in NJ and that 9 months would be in violation of that.

Hey everybody.So I have been trying to figure out the exact science on the cash out refinance that is involved in the famous brrrr strategy.At first, I was under the impression that yes, you can find banks (typically local banks/credit unions) that don't have a seasoning requirement for this process.

I have a Chicago guy I've worked with who really impressed me that I could connect you with if you wanted. 

If this can be impressed upon a supportive spouse, and real life examples be described, I think that will be far more potent than attempting to train her with gifts every time you close a deal or keep it secret in the event of a 'missfire' deal.  

But Zillow's proprietary algorithm is becoming very very impressive.
