I actually really enjoy working with new investors.

I fix things, do upgrades and do my best to bring new tenants into the building who will follow the rules and not cause disruption to the other tenants.We've all noticed recently the media (in general as well as social media) seems to enjoy giving attention to the bad landlords (mainly the harsh letters some landlords are mailing to tenants) and that certainly isn't productive however the media/social media often tends to enjoy broadcasting negativity.

I have learned a ton on here so far and I enjoy listening to the podcasts.   

IRAs do not enjoy the advantage of Cap Gain rates, it all comes back to you at income rates. 

Dave Ramsey is a genius in a falling market and too conservative in a rising one.He is certainly the guru of maximizing savings but... there is a ceiling on how much you can save on one lifetime from a W-2 income and enjoy life.There is reward in taking calculated risk.
