NJ Subject To/Seller Financing

Hi everyone, 

Newer real estate investor here with one MFR buy & hold property currently in NJ. My initial plan was to begin building a rental portfolio via buy and hold and BRRRR strategy; however, given our current situation with COVID 19 and probable downturn in the economy (no matter how slight or severe people may think it will be) I'm strongly considering pivoting my focus to purchasing properties via "Subject To" and/or seller financing. I was hoping to connect/meet/discuss this with more experienced investors to gain more knowledge outside of the books/podcasts/forums I have been reading and listening to. Are there things I should be looking out for? What are things I should and shouldn't do? Process for finding leads and how do you go about the renting, rent to own, or wrap process. What are the items I should have in place prior to moving forward and looking for leads. Thank you in advance.
