I worked at that job for 14 years when he discovered he had bladder cancer & took a leave of absence for his treatment, then surgery.

Older people have illnesses and surgeries where a walker or wheel chair is needed temp or permanent. 

Super cool properties there, plenty of MFRs available, all fully redeveloped and not just cosmetically rehabbed.The other market that comes to mind is Philly.

I did some cosmetic changes to the bathroom while I was living there though!

I am now over half way there to having the money to put down and as of this year that "something" happened to be knee surgery im paying for.  

I had the roughest year of my life this year was diagnosed with cancer was treated with chemo, wife got totalled car accident in my paid off car, had a baby during the process, I had a major neck surgery, and a major surgery in my abdomen but now it's time to get back.

This is a light cosmetic remodel, so we do have the funds available for that, or we may just try to wholesale the property. 

What I'm looking for is minor cosmetic fix/hold/rent.  

He said the only major is the roof spot by the skylights, the rest is just cosmetics and a good scrubbing and any upgrades.

I just wasn't sure if I could use the cosmetic violations again for eviction purposes.
