Hello all!

My name is Daniel.  I grew up, worked and lived all over Philadelphia my whole life.  I am looking to start in real estate investing.  I manage a small restaurant so I am very familiar with subcontracting work and don't mind a little elbow grease. 

What I'm looking for is minor cosmetic fix/hold/rent. What price points generally have good ROI in Philly and the surrounding areas. E.g. Is it better to have 3x100k turnkey rentals or 1x300k unit? Also, what areas in the city offer good rental income? I'm familiar with which areas are "up and coming" and "already came :)" but I am not finding much correlation between sale prices and rent collected...

I would love to buy lunch, coffee, beer or a cocktail and pick the brains of someone familiar with this market.
