Everyone knows that Capital Gains can be put into Opportunity Zone Funds to defer taxation for 7 years.But what about if you have a mix of gains and losses -- can you elect to treat the gains as gains and invest in OZ Fund to enjoy the deferal AND treat the losses for separately and carry forward to offset additional later gains?

(*Thoughts: Private money seems to be dependent on knowing someone (which I don't), Hard money seems more feasible, VA loan would require the home to be livable (which in turn may reduce much of the potential value add), conventional loan would require less stipulation than the VA loan, and personal credit cards (Not a bad option with 0% balance transfers and commitment to pay down.

If you sell it, you will probably take a loss, since it lost value since you've had it - factor in realtor fees when selling as well.
