Is This Virus Situation Tough On You?
I'm sure this thing is tough on a lot of people who were not prepared for it financially, or supply wise (W2 and Owner Operators both).
The mandatory stay at home orders, food shortages, TP shortages, job loses, the uncertainty of your financial situation, having no job, or having to let some of your people go, etc...
But it will end, and it may make it more endurable to focus on a possible end date.
President Trump has stated the US may be back in business on Easter (lets hope!).
Until then, here are some positive thoughts to help you through your troubled times.

The birds are still chirping. People can look at it as a glass half empty or half-full. While I get that people are stressed (especially those who have cut hours and even job loss) it's also a time to make things happen in those events.
I had one tenant (who typically pays months ahead and is paid through April) tell me his retail work has cut his hours. He's also in the military and going to college and the military has canceled his battle assemblies the next few months.
I told him not to worry and if he needs work to let me know as I know some people who could be potentially hiring. And if worst came to worst and he can't find work I'll have him work for my dad's company for a week or two (minimum) working in the maintenance department (our two maintenance guys are ALWAYS busy despite being great workers).
I'm in L.A. and have seen no enduring food shortages on a large scale. There were a few items on my shopping list that were out of stock but honestly, that happens regularly at Costco.
I think this event will make people more responsible (savings/rainy day funds will be taken seriously) and healthier (people will actually wash their hands and stay away from people who show symptoms of a cold or flu).
And I hope people will appreciate the things they have and not take things for granted (toilet paper has a new appreciation, no doubt; and I hope people have a better appreciation for truck drivers, medical workers, first responders, retail store workers, etc.).
