Go for that Chipolte look, raw materials made to look nice, cheap, easy to fix.I would elect a month-to-month lease with a 60 day notice in the terms, that way you have room to manage turnover rates, and you also have the law on your side when evicting for non-payment as you can just show the lease has already expired, so they need to vacate per the law, as you can cancel for non-payment within the pay or quit.
