Finding Motivate Sellers.

Hello,

I've made the decision to go ahead to start my wholesaling business. I'm here to get some insight and advice on the best and most effective ways of finding motivated sellers. I'm currently living in Astoria, Queens, New York. I'm aiming to wholesale anywhere in Queens and Long Island. Any advice would be highly appreciated.

This has been a popular question today.  I would first try to nail down what or whom your target market is going to be and then formulate a strategy based on that criteria.  In the meantime, here is a quick list of ideas to get you started.

1) Driving for Dollars - Look for vacant and abandoned properties while driving.

2) Buy targeted lists online and market to the owners.

3) Check your county tax assessment webpage. Here in MD, it says on the tax record whether or not it is absentee owned.

4) Find property owners who are behind on tax payments

5) Put out "We Buy Houses" ads, signs, and marketing pieces everywhere you can. Craigslist, Facebook, signs in your yard, neighborhoods, etc

6) Partner/ Team Up with experienced Bird-Doggers

7) Talk to mailmen and ask if they know of any abandoned homes

8) Develop a relationship with divorce or estate lawyers

9) Team up with a realtor and market to expired listings
