Hey everyone, I've recently decided that I want to start flipping houses.

Looking for both buy and hold as well as potential fix & flip properties.  

Wouldn't mind flipping however.

Looking to start in wholesaling and working my way up to fix and flips as well as rental properties.

If you feel like you can succeed with direct mail and get the houses on the cheap, then you'd have to find out what to do with it after you got the property (fix&flip/wholesale/buy&hold).

My wife and I recently had a very good experience buying our current home at a courthouse auction, and we plan on buying and flipping another house soon.  

I am interested in flipping (short term); and eventually doing some buying & holding.

Financing with 20-30% down isn't bad but I couldn't repeat that without earning cash at this point so I'd rather find a way to flip these or find a way to get them financed more than 80%.Option 1) lease optionsI've read a bit about these but not with tenants already in place.

If you were flipping and they had the expectation of at least getting the resale listing, then you could ask them to do it.

So flipping might not be the best?
