My rental home has a messed up approach to the driveway that was not properly patched by the previous owner and I didn't have the funds to fix it while I lived there.

I'm ordering some cards and looking to approach vacant/absentee leads.

Does the S Corp designation affect owner occupancy, if at all?

I agree with what Paul says, most accountants don't have the knowledge to advise on even the most basic approaches. 

I am a newer investors in Tacoma, Wa and i am interested in approaching motivated sellers with a Master Lease Option but I have concerns about them backing out/not selling.I would want an attorney but even if all paperwork is order is there any gaurantee that I can buy it if I choose?

I approach it the same way whether I’m buying a house to flip it or to keep it as a rental.
