I agree with @James Austin, putting myself in your shoes, I would start out with some financial literacy fundamentals like Dave Ramsey's financial Peace University and then follow up with some fun and creative activities.

I graduated from THE Ohio State University and work full time as a Merchandise Planner for a corp retailer.

I am a student at the University of Northern Colorado, and I'm currently an intern at a real estate firm in Denver, CO.My knowledge of real estate has increased exponentially since I have started at the firm in mid May, and I look forward to learning much more during this summer. 

This is in the Southeast area of Houston, TX. 10 mins from where the Houston Texans play at NRG stadium and 10 mins from the University of Houston.We found this property on the MLS and were able to make a low offer and negotiate further until we got the right purchase price. 

In addition to my professional training and experience as a CFP, I have completed university coursework in Real Estate Practice, Real Estate Appraisal, and Real Estate Finance. 

The town is small, but the property is a few blocks away from a university.

I currently patrol an area near Drexel University in Philadelphia and run into properties that can be profitable, but I don't have the resources yet and that is why I asked where you recommend I start.
