I'm thinking that mobile park homes in Wilmington NC with campground like amenities would be a goldmine around here if they done were 'cute' and the grounds look nice as there's an affordability problem here, like most places in high-demand areas, so I believe there's great opportunity especially given the current state of the commercial real estate.

I would say that the first thing you need to do is set up you long term goal and final destination for investing. from there you create your strategy to achieve that (Buy and hold, flip, wholesale, Note buying etc) from that you can determine what tactic ( SFR, MFR, Mobile homes, Condo, Townhomes, Short term rental) will be.

They have 23 mobile home lots total. with 13 having home that they own and the other 10 lots are just pad rents with other people homes on them. they are interested in doing a master lease with option to buy. my wife and I just submitted our letter of intent today. if accepted then coming week we will be creating our 1st draft of the master lease.
