Beginner investor needing guidance on master lease agreement

Hi ,

my name is Randy Eaton. my wife and I just bought our 1st property this year using our stimulus money. we have rented part of it out for 500 a month.

We now have found ourselves in negotiations with an older couple looking to retire. They have 23 mobile home lots total. with 13 having home that they own and the other 10 lots are just pad rents with other people homes on them. they are interested in doing a master lease with option to buy. my wife and I just submitted our letter of intent today. if accepted then coming week we will be creating our 1st draft of the master lease. This would be my frist time doing a master lease. We would really like some insight into creating a deal like this. If you guys contact us back I can give all the details.
